Austin Area Housing Stats Are In For August...All Things Point Up...Except Inventory!


New Listings in the Austin area increased 14% to 3,080.  Pending Sales were up 35.8% to 2,525. Inventory levels shrank 22.3% to 8,763 units, with 4.1 months of supply.

Prices moved higher. The Median Sales Price increased 9.1% to $209,000.  Days on Market was down 25.4% to 57 days.

My last three listings all went under contract in under 2 weeks.  Pricing your home in accordance with what the Fair Market Value is in your area, is crucial to bringing in acceptable offers.  


First impressions are everything when selling your home. Studies have shown that the first two weeks on the market are the most crucial to your success. During these initial days, your home will be exposed to all active buyers. If your price is perceived as too high, you will quickly lose this initial audience and find yourself relying only on the trickle of new buyers entering the market each day.

Austin Area Homes Sales Up 16%

The Austin area had a 4.2 month supply of homes, 1.5 months less than in February 2011, the Austin Board of Realtors reported. A supply of 6.5 months is considered a market where supply and demand is balanced, according to the Real Estate Center at Texas A&M.

Homestead Exemption, don't forget!


If you purchased your home in 2011 and you live in Travis or Williamson County, it's time to file your Homestead Exemption, if you haven't already done so.

 
You can file your exemption between January 1st and April 30th in order to receive your homestead property tax reduction for your 2011 taxes, which are due in 2012. The exemption only has to be filed once; not annually.
